REPORTING PARKING ISSUES: TAGGING & TOWING VEHICLES

attached is what can be tagged at each complex we service.

Inops - can be defined as vehicle with flat tire, missing wheel and or tire.  Motor on the ground/missing anything that is going to render the vehicle not capable of driving.

Abandoned - this will encompass similar characteristics of an inop, but would include NO REG covered in dust spider webs just left to rot. Not just a little dust a lot best.

  • never tag a vehicle abandoned that is currently registered

  • if suspicion of abandoned while vehicle is registered

  • notify leasing office

  • chalk the tire see if it moves in 30 days time if still registered and still in same spot notify office see how they want to proceed

Carport tagging

  • the only property that we can tag for reg AND inops is rosewood we are 100% tag em all at rosewood but thats the only complex

  • KROMER PROPERTIES (ALL BUT ROSEWOOD AND PARK VISTA)

  • The only vehicles we are good to tag under a carport is an INOP absolutely no abandoned or reg without specific instruction from leasing office

Current tagging rules

  • Vehicle MUST BE EXPIRED FOR A MIN OF 60 DAYS

  • best way to steer clear of any gray area stay 90 days out we wont know if vehicles expried first or last of month without digging and very meticulous attention to detail so....

  • Jan expiration tag in April

  • Feb exp tag May

  • March exp tag June

  • etc...

  • Place of Employment – POE

  • Example Preliminary Update

  • This is a tan stucco two story house with a two-car garage with no windows looking in. Well maintained front yard with grass landscaping small shrub. There were no light on in the RA at this time. There was an outside porch light on. Only vehicle parked on the left side of the driveway the is an white early 2000s Ford F150 with NV tags 122NMX. There’s a set of active set of tire tracks leading into the right side of the garage. It’s too late to make contact at this time. Will continue to run and advise.

  • Example of second update.

  • Ran back to RA, There were no vehicle parked in the driveway or out in the street at this time. I went to knock the front window was open I could hear the tv was on. I knocked and CS and answered the door, He is a white male mid to late 30s black hair with tattoos on his left arm. I explained that we have a repo order for him BMW. He tells me that CM his Ex-wife his this vehicle does not know where CM is living but knows that CM’s POE is at Walmart in north town. He didn’t know what time CM works. I asked for and details that would make this vehicle sick out. He tells me that the vehicle is gray in color with black rims, bumper sticker that says Wolf Pack, also gave then place, NV tag 123abc. Please be advise this address is no good for recovery.

  • Ran back to RA, There were several vehicles parked in the driveway a newer red Ford explorer on the left side of the driveway with Nv tags and the a newer white BMW with CA tags on the right. I knocked the RA and spoke with a white female early 40s brown hire. I asked for CS, she tells me that she has no clue who CS is. She when on to say that they just moved in about four months ago. I asked if she recalls receiving any mail for CS. She believes she is still getting mail for CS. Please be advise this address is no good.

What to watch for in field

Ask yourself... If I live here what would I do to try and avoid car being repoed.  Would you park around the corner? Up the street?? Block it in? Park in garage? Park in back yard?

TIME OF DAY/NIGHT MATTERS Check account INTERNAL NOTES ON CP  see when its been hit.  2 previous runs at 6pm isnt going to be very beneficial to hit a 3rd time at 615 pm also 2 checking one at 9am and another at 5pm still needs to be hit late at night.  These generally are tagged with specific icons (purple orange star) however sometimes these will slip through the cracks.

Neighborhoods

if youre using gps to navigate to address take a glance at CP so you are at least familiar with make/model and possible plate of vehicle keep an eye out when you are approaching address nothing in the rules that says you have to park that car in your driveway or in front of your house.  May find vehicle parked around corner/up or down the street from house.  Possible you may drive right by vehicle and not even know it.  This is way more common than you may think

Also worth noting to profile the car vs the neighborhoood.  If you find yourself in a neighborhood of million dollar houses and you are looking for a Nissan Sentra Id bet you are headed to mom and dads house and the kid is who we are looking for.  Check to see if there are alternate addresses in CP, worth contacting asap or focusing efforts at alternate 1st.  High likelihood we wont be finding that car there.  If we do we got lucky and caught cs there for dinner.

Houses

Make note of change new vehicles? Empty space in driveway? Is garage open, can a vehicle fit in the garage or is the vehicle in the garage? Is there back yard access?  Can a vehicle fit back there? Can you see?  Driveway empty and you see thick tire tracks coming in and out of the garage? - Leave a card that cars never gonna be exposed if it’s a good address.  See a bunch of garbage piled up in front of the garage no access to garage and driveway empty definitely make an note in ADDRESS NOTES “what ever is parking here is going to be exposed” Leaves piles up undisturbed against garage or front door tell you a lot.  Piled up at front door good indication of garage being primary entry and exit from house vis versa for garage. Take a peek at the house itself do you see a last name hanging somewhere from the porch or garage? Does it match who we are looking for?

TIRE TRACKS!! Driveways tell NO LIES looking for a truck? Is tread pattern in an empty driveway consistent with a large vehicle? Same goes for smaller vehicle   Well worth leaving an address note in CP.  (ex – driveway empty tread pattern consistent with a vehicle our size)  Same goes for smaller vehicles.  Same logic can be applied if looking for large vehicle and only smaller ones present or smaller tire tracks/tread pattern present.  Good indication that this address needs to be knocked.  leave address note example of this could be you are looking for a Toyota Prius and you pull up to a house with a Mustang gt500 2 Expeditions and a lifted F350.   A prius doesn’t fit the profile of this address these people arent driving fuel savers.  Address needs contact asap.

Apartments / Trailer Parks

***make sure entire complex is run, like neighborhoods theres nothing that says they have to park that car right in front of their building.** lots of factors and possibilities.  Maybe they are trying to be crafty, maybe they know we are coming and have it cleaned out no plates in the back of the complex to avoid the embarrassment factor.  This is also a good way to get good saturation scans.

Check the map at entrance – wheres the unit in the complex? Does unit face the parking lot? Upstairs or down? Can you confirm occupancy?  If unit faces parking lot and you find vehicle its good practice to at least notify driver that unit faces parking lot so they are aware of possibility of getting caught. Find vehicle in the back of the complex away from unit? Make not of that as well, also if found flip to CAR ICON and MOVE ICON TO LOCATION FOUND.  This is also good practice for where the given apt unit is located yes still run the entire complex however for contact purposes it’s a pretty good time saver not to have to check map for where the unit is every time.  If icon can get moved that’s a huge plus

License plates

We do get a fair number of vehicles that return plates however they arent always correct.  If we get a vehicle with out of state plate don’t just assume that’s the vehicle plate that’s on there.  Return data isnt 100% but there are some good tell tale signs it has a new NV plate.  The old style tags 123ABC is no longer now you see number ##X## 12A345 OR ###X## 123A45 these are good indicators of new plate on used vehicle.

Bottom line - don’t just go off of plate if make/model matches check the vin.  same can be said if plate matches and so does make model.  ALWAYS CHECK THE VIN

ADDRESS NOTES

BE SURE TO CHECK CP FOR ANY NOTES THAT PERTAIN TO THIS ACCOUNT IN ADDRESS NOTES THESE ARE FOUND ONCE YOU TAP ON THE ICON ON MAP AND THE VEHICLE INFO POPS UP AT THE BOTTOM OF TABLET THESE NOTES ARE FOR US AND OUR EYES ONLY EX CUST OWNS PROPERTY – THIS MEANS OFFICE HAS RUN PROPERTY SEARCH ON THIS ACCOUNT AND FOUND CS OWNS HOUSE GOOD CHANCE THIS IS GOOD INFO cant find anything to tie them to this address.. Translation knock this address asap.  drivers will also be putting notes in here as well.  Dogs.. Blocked in etc
